Now that you’ve seen the posts and marketing about signing your lease, you might scroll by and wonder, “I literally just moved into my apartment. Why would I already be looking to sign again?” Or you might think, “I’ve just moved in. Can I get a little break or more of a buffer between my current lease and the one for next year?”
We completely get it. Transitioning into a new apartment, getting settled into classes, and adjusting to a new routine takes real energy. Thinking about where you’re going to live next year feels completely premature when you’re still getting used to where you live right now.
We aren’t asking you to think ahead just to check a box. At Honcho, signing early isn’t a high-pressure sales tactic—it is hands-down the best tool you have to save money, avoid unnecessary stress, and lock in the exact college living experience you want.
Lock in Tier 1 Pricing Before Rates Go Up
At Honcho, the sooner you sign, the lower your rate will be. We operate on a tier-based pricing structure: once the spots in a tier fill up, rates go up for the next group. The earlier you sign, the better rate you secure. When you wait until mid-semester or spring to decide, you aren’t just delaying a decision—you’re willingly opting into higher monthly rent for the exact same apartment floor plan. Securing your spot in Tier 1 keeps your money in your pocket where it belongs.
Boutique Community = High Demand, Limited Beds
If you’ve lived in or looked at giant mega-complexes, you might assume every property has endless availability. But Honcho is intentionally built differently.
Because our total capacity is much smaller than surrounding properties, like Aspire Reserve, The Jay, or even The Penny our inventory drops fast. Popular floor plans sell out quickly, and once a specific unit layout is gone, there isn’t a backup tower down the street. Waiting even a couple of weeks can mean settling for a layout that wasn’t your first choice.
Honcho is a smaller, more exclusive community compared to properties with thousands of beds. We have just 500 beds and 148 front doors total. The spot you want can—and will—fill up faster than you think.
First Dibs on Our Upgraded Horizon Units
Not only are our units limited, but we also offer Horizon units on the top three levels. These come with a long list of upgrades, including a reverse-osmosis filtration system for your kitchen sink, a leather headboard with lighting, a mounted 65” TV and soundbar, rainfall shower heads, and much more. These spots are very exclusive and are already going fast. Because these units sit on the highest floors with the best views and top-tier amenities, they are the first to sell out completely. If a Horizon unit is on your wishlist, signing early is the only way to guarantee you land one.
Choose Your Exact Floor, View, and Parking Spot
Because of Honcho’s location and height, every unit offers its own unique view and perks based on floor plan and preference. As more residents sign and lock in their spots, fewer options remain. If you and your roommates come into the office and sign together, you can secure the exact unit you want. The same applies to parking. We offer both reserved and premium reserved spots. Once your lease is signed, you have a better opportunity to choose the parking you prefer. Premium reserved spots are especially limited.
Don’t Risk Missing Out on Your Ideal Setup
Everyone wants to be part of the Honcho community, but not everyone will get the opportunity. Signing early isn’t about rushing your timeline—it’s about giving yourself complete control over your living situation, saving money on rent, and giving yourself peace of mind so you can focus on enjoying the rest of your school year.
